- Belfair
- This 1,100-acre, gated community lies along the scenic marshes of the Colleton River. Residents enjoy a tennis club, playground, basketball court, picnic grounds, a grand clubhouse and a 29-acre state-of-the-art golf practice facility.
- Berkeley Hall
- An 860-acre, gated community, Berkeley Hall is approximately seven miles west of Hilton Head Island. A club with two private golf courses designed by Tom Fazio is available, as well as a health and fitness center with personal trainers, indoor and outdoor pools and tennis courts.
- Colleton River
- This 1,500-acre gated community offers two top-ranked golf courses, designed by Pete Dye and Jack Nicklaus, along with breathtaking views of the Colleton River. There's also a tennis facility designed by Stan Smith, a fitness center, and a nostalgic, Charleston-style clubhouse.
- The Crescent
- Home of the only Arnold Palmer-designed course in the Hilton Head area, the Crescent is a gated club community. Adjacent to the clubhouse are a large swimming pool, wide sundeck, covered outdoor dining and cookout area, tennis courts and an indoor fitness center.
- Eagle's Point
- Eagle's Pointe is built around a golf course designed by Davis Love III. The golf clubhouse features a pro shop, restaurant and meeting room. The swimming pool complex includes a Junior Olympic-sized pool, covered picnic area, fireplace, changing rooms and adjacent tennis courts.
- Moss Creek
- Just at the foot of the main bridge to Hilton Head, Moss Creek is a 1,068-acre gated community on the mainland. Convenient to Hilton Head Island's major shopping areas and numerous restaurants, Moss Creek offers facilities for tennis, cycling, fishing, sailing and power boating, and features one of Tom Fazio's championship golf courses.
- Oldfield
- A genuine plantation home, beautifully restored, is the center of Oldfield, an 800-acre development with only 525 homes. With a gated entrance on Highway 170 in Bluffton, Oldfield is close to both Hilton Head Island and historic Beaufort, South Carolina. Oldfield Plantation boasts the only Greg Norman golf course in the Hilton Head area, and has fitness and tennis facilities, along with both indoor and outdoor pools.
- Rose Hill
- Rose Hill lies a short drive from Hilton Head, on either side of the main road to the Island. On the north side, along the pristine Colleton River, an equestrian center, polo fields and riding trails mingle with homes on one- to three-acre lots. On the southern, country club side of the road, Rose Hill features 27 holes of championship golf and a gracious Lowcountry clubhouse.and is adjacent to the pristine Colleton River.
- Shell Hall
- Nostalgic Shell Hall, a planned traditional neighborhood, recaptures the feeling of bygone small-town life in the Lowcountry. It features shady, tree-lined streets, welcoming parks and a network of walkways that encourage neighbors to get to know one another. Shell Hall has 120 acres, but is zoned for 264 homes, ensuring cozy, but uncrowded, neighborliness.
- Sun City
- This 5,000-acre community for active adults over 55 has enough attractions to qualify as a resort. A community recreation campus at its center features a theater, social center, arts and crafts facility, billiards and a computer room. The community also offers beautiful golf courses, a state-of the-art fitness center, indoor and outdoor tennis, bocce courts, indoor and outdoor pools, bowling lanes and cookout facilities.
- Westbury Park
- Bluffton's “front porch community,” Westbury Park, offers homes with large front porches on wooded lots, sidewalks lit by street lamps, lagoons, fish-stocked lakes and shady squares. An old-fashioned, open-air pavilion; a pool and a fitness center bring neighbors together.
